Amsterdam Noord is the underdog that is becoming popular. For years it was "the other side", somewhere you only went if you lived there. But the NDSM-werf, the A'DAM Toren, a growing food and nightlife scene, and the Noord/Zuidlijn metro have changed the story. And it remains the most affordable option within Amsterdam's official boundaries.

Why Noord?

The honest answer: the price. Noord is significantly cheaper than Centrum, De Pijp, Oost, or West. A room that costs 750 euros in De Pijp costs 500 to 600 euros in Noord. That saves 150 to 250 euros per month, or 1800 to 3000 euros per year.

But there is more than just price. Noord has its own identity. The NDSM-werf is a creative hub for artists and small businesses, built into former shipyards. There are festivals, markets, and pop-up restaurants. It feels rougher and more authentic than many other parts of Amsterdam.

The sub-areas of Noord

NDSM-werf and surroundings

The creative heart of Noord. Old shipyard halls converted into studios, offices, and event spaces. There is a monthly flea market (IJ-Hallen, the largest in Europe), summer festivals, and a growing number of restaurants. Housing here is mostly new-build or converted industrial buildings.

Buikslotermeer

The largest residential area of Noord. Lots of social housing, a big shopping centre (Boven 't IJ), and solid daily amenities. It is not hip, but it is functional and affordable.

Vogelbuurt and IJplein

Closest to the ferry, so the fastest to reach Centrum. The Vogelbuurt is a mix of old and new, with more young families and starters moving in. IJplein has its own character thanks to the water tower and views over the IJ river.

Tuindorp Oostzaan

A green, quiet neighbourhood with a village-like feel. Low-rise houses, gardens, little traffic. It is the furthest from Centrum, but ideal for those who want peace and quiet.

Hamerkwartier and Overhoeks

New development areas. Modern apartments, the A'DAM Toren, and the EYE Filmmuseum are here. This is the most "city-like" part of Noord. Prices are higher than the rest of Noord but lower than comparable new builds south of the IJ.

The ferry

Let's address the elephant in the room: the ferry. To get from Noord to Centrum, you have to cross the IJ river. There are three free ferries that run 24 hours per day (Buiksloterweg, NDSM, and IJplein).

With the Noord/Zuidlijn metro, you reach Centraal Station in 5 minutes from Noord and the Zuidas business district in 15 minutes.

Is the ferry a problem? It depends. If you want to be in Centrum every evening, the extra step is noticeable. If you mostly live in your own neighbourhood and only go into the city occasionally, you barely notice it. Most Noord residents get used to it quickly and see it as part of the charm.

Noord is less suitable for:

  • People who need to be in Centrum late every night (the night ferry runs less frequently)
  • Those who want a neighbourhood with lots of bars and restaurants on every corner (outside NDSM and Overhoeks, the offer is limited)

Practical points for international renters

A few things worth knowing if you are moving from abroad:

  • BRP registration: When you start renting in Noord, you have five days to register at your address with the municipality (the BRP, Basisregistratie Personen, is the Dutch population register). Without registration you cannot get a BSN (the Dutch citizen service number, required for a Dutch bank account, employment, and health insurance). Confirm with the landlord that registration is permitted before you sign.
  • The ferry as part of daily life: Plan around the night ferry's lower frequency if you go out late in Centrum. Some Noord residents bring their bike on the ferry to skip waiting for connecting trams once across.
  • Energy efficiency varies wildly: New builds around NDSM and Overhoeks have excellent insulation and low energy bills. Older buildings in Buikslotermeer and the Vogelbuurt can be poorly insulated. Always ask about the energy label and the average winter gas bill.
  • Furnished vs unfurnished: "Unfurnished" can mean truly empty in Dutch listings (no floor, no curtains). "Gestoffeerd" includes floor and curtains. "Gemeubileerd" is fully furnished. Noord listings tend to be unfurnished or gestoffeerd more often than fully gemeubileerd.

Frequently asked questions

How late does the ferry run at night and how often?

The Buiksloterweg and IJplein ferries run 24 hours a day, 7 days a week. During the day they leave every few minutes. At night the frequency drops, especially between 1 and 5 a.m.: expect 15 to 30 minutes of waiting time. If you often come home late, this is something to factor in.

Is Amsterdam Noord easy to reach by bike from Centrum?

Yes, via the ferry. The bike ride from the Noord shore to Centrum takes about 10 to 15 minutes after the crossing. Many Noord residents cycle daily to work or university. The bike paths are well maintained, and it is a pleasant ride along Buiksloterweg or along the IJ waterfront.

Does Noord have enough supermarkets and daily amenities?

Yes. Buikslotermeer has a large shopping centre (Boven 't IJ) with multiple supermarkets. Around NDSM and Overhoeks, more amenities are appearing every year. For specialty shops or larger malls you do head into the city, but daily groceries are no problem in Noord.

How do I find a room in Noord when most websites show little supply?

Alongside Huismaatje, use Noord-specific Facebook groups and tell your network you want to live in Noord. Many rooms are also offered through NDSM-related communities and local WhatsApp groups. Be ready to respond quickly, supply is smaller than in the rest of the city.

Is Noord suitable for students or is it too far from the universities?

Noord works well for students, especially with the Noord/Zuidlijn metro. From Noord, the UvA (University of Amsterdam, in Centrum) and HvA (the Amsterdam University of Applied Sciences) are reachable in 15 to 20 minutes. For students at Science Park (also UvA) it is a bit further, but with metro plus bike it is doable. The lower rent makes it a smart choice for many students.
