Amsterdam Zuidoost has an image problem. When people hear "Bijlmer", they often think of the notorious 1970s high-rise estates and the social problems that came with them for decades. But anyone who actually lives in the Bijlmer in 2026, or who cycles through the area, sees a neighbourhood that has been heavily transformed, and still has more to offer than its reputation suggests.

For renters who can no longer afford Amsterdam prices, Zuidoost is a serious option. Rents are lower, homes are more spacious, and the metro reaches the city centre in twenty minutes. This article explains what to expect.

What does Amsterdam Zuidoost look like today?

Zuidoost is made up of several sub-areas: Bullewijk, Gein, Duivendrecht, Gaasperdam, Holendrecht, and the most well-known: the Bijlmer itself (also called Bijlmer-Centrum and Bijlmer-Oost). The 1970s high-rises have largely been demolished and replaced by new buildings. What remains is a mix of modern apartments, social housing flats, and ground-level homes with gardens.

The Bijlmer Arena area, around the Johan Cruijff Arena (Ajax's football stadium) and the ArenA Boulevard, is the new commercial heart of the neighbourhood. Here you find large shops, restaurants, cinemas, and the arena itself. Gaasperplas park to the south is one of the largest parks in Amsterdam, with swimming water and walking paths.

Culturally, Zuidoost is enormously diverse. The area has large Surinamese, Ghanaian, Antillean, and other communities. Major events such as ADE (Amsterdam Dance Event) take place here every year, and there are many community and cultural centres.

What does a room in Amsterdam Zuidoost cost?

This is the most affordable neighbourhood in Amsterdam. Rooms in shared houses cost on average €600 to €850 per month, significantly lower than in the rest of the city. Larger rooms and studios are available from €900 to €1,100.

The new Dutch Affordable Rent Act ("Wet betaalbare huur") has had relatively strong effect in Zuidoost, since many homes here fall in the regulated rent segment. This has kept prices in check compared to other neighbourhoods. Check via the Dutch points system (a legal tool that calculates the maximum legal rent for a room based on size, facilities and energy label) whether your room is not too expensive.

A bonus: homes in Zuidoost are often more spacious than in the centre. A room of 20 m² or more is no exception here. In the Jordaan or De Pijp, that is a rarity.

How well connected is Zuidoost?

Surprisingly well. Metro lines 53 and 54 run via Bijlmer ArenA and Duivendrecht to Amsterdam Centraal. Travel time: about 20 minutes. During rush hour the metro runs every 2 to 3 minutes. There are also good bus connections to Amstelveen and Diemen.

The A2, A9, and A10 motorways are all easily accessible from Zuidoost for people with a car. This makes the area attractive for commuters working outside Amsterdam.

For students at UvA or HvA in the city centre, commuting from Zuidoost is easy enough, especially if you do not mind metro travel.

How do you find a room in Zuidoost?

Huismaatje and Kamernet (the main Dutch room-rental sites) regularly have listings in Zuidoost. Because the area is less popular with the average renter, competition is lower, meaning you have a real chance of getting a room rather than competing with twenty other applicants. Facebook groups for Bijlmer residents are active and sometimes have offers that appear nowhere else.

Housing corporations such as Rochdale and Ymere (large social-housing landlords) own many properties in Zuidoost. Through Woningnet (the social-housing platform for the Amsterdam region) you can sometimes find homes here with shorter waiting times than in the centre. It is also worth contacting the corporations directly, sometimes there are urgency procedures or specific allocations.

Practical points for international renters

A few things worth knowing if you are moving from abroad:

  • BRP registration: Once you rent a room, you have five days to register your address with the municipality (the BRP, Basisregistratie Personen, is the Dutch population register). Without registration you cannot get a BSN (the Dutch citizen service number, required for a bank account, employment, and health insurance). Always check with your landlord that registration is allowed before signing.
  • Spacious rooms, lower energy efficiency: Many homes in Zuidoost are large but date from the 1970s and have older insulation. Ask about the energy label (A is best, G worst) and the typical winter gas bill. Some buildings have been thoroughly renovated; others have not.
  • Furnished vs unfurnished: "Unfurnished" in Dutch listings can mean truly empty (no floor, no curtains). "Gestoffeerd" includes floor and curtains. "Gemeubileerd" is fully furnished. Many Zuidoost listings are gestoffeerd at most.
  • Visit before deciding: Zuidoost is large and varied. The streets around the Bijlmer Arena feel completely different from the ground-level houses in Gein or the new builds in Holendrecht. Visit the specific street, ideally both during the day and in the evening, before signing.
  • Commute reality check: Twenty minutes by metro to Centraal sounds easy, but if you study or work elsewhere, say, near Vondelpark or in West, the door-to-door time can be 45 minutes. Map out your real commute before committing.

As in any Amsterdam neighbourhood, safety varies by street and complex. Zuidoost has improved considerably over the past ten years. Residents are generally positive about the atmosphere and community. Inform yourself well via local sources and ask current residents for their experiences.

Yes, there are primary and secondary schools in the area. The International School of Amsterdam (ISA) is also nearby and is an option for expats with children.

How far is Zuidoost from Centraal Station?

Are there parks in Zuidoost?
