If you are looking for an affordable room in Amsterdam and don't necessarily need to live in the centre, Nieuw-West is the neighbourhood to consider. It is the cheapest option within the municipal boundaries, with room prices that are 200 to 400 euros per month lower than in De Pijp or the city centre.

What is Nieuw-West?

Nieuw-West covers the neighbourhoods Slotervaart, Geuzenveld-Slotermeer, Osdorp and part of the Westelijke Tuinsteden ("Western Garden Cities"). It was built in the 1950s and 1960s as an expansion district and has a very different character from historic Amsterdam.

The architecture is more spacious: wide streets, apartment buildings, lots of greenery (Sloterpark, Rembrandtpark). It is multicultural, with a strong Turkish and Moroccan community and increasingly more young families and starters.

Rental prices

  • Room in a shared house: 400 to 600 euros per month all-inclusive
  • Studio or self-contained apartment: 800 to 1,200 euros per month

These are the lowest prices within Amsterdam. With the money you save on rent, you can do plenty of other things.

Transport

Nieuw-West is better connected than many people think:

  • Metro line 50 (Ringlijn) and line 51
  • Various tram and bus lines
  • Sloterdijk Station (train, bus, metro) is a major transport hub
  • By metro you are in the centre within 15 to 20 minutes

How long does the metro ride from Nieuw-West to UvA and VU take?

To VU (Zuidas) by metro via Lelylaan it takes around 10 to 15 minutes. To UvA (Roeterseiland in the centre) it takes about 25 to 30 minutes via the Noord/Zuidlijn. For daily commuting that is absolutely doable.

Is Nieuw-West safe enough to live in as a student?

Nieuw-West has had a negative image in the past, but the situation has improved significantly. Some sub-areas (Slotervaart, around Rembrandtpark) are quiet and safe. Others can feel less attractive in the evening. Cycle through the area first and find a room in a sub-area that feels right.

Does Nieuw-West have enough nightlife for people in their twenties?

Less than Oost, West or De Pijp. There are bars and restaurants, but the offering is limited compared to the inner city. Many Nieuw-West residents head to other neighbourhoods for nightlife, which is easy to do by metro. For those who like to be at home a lot and care less about a buzzing local scene, it works fine.

Are there pros and cons to living near the Sloterplas?

The Sloterplas is a big plus in summer: swimming, rowing, sunbathing and running. In winter it is less relevant. Rooms near the lake are sometimes slightly more expensive than elsewhere in Nieuw-West. For those who appreciate the outdoors, it is a real bonus.

Can I rent a room in Nieuw-West with BRP registration?

Yes. BRP registration (registering at your address with the Dutch municipality, required for accessing services like a bank account, GP, and benefits) is generally fine in Nieuw-West, including in social housing and shared houses.
