If you're planning to rent a room in Amsterdam, knowing what to expect to pay per neighbourhood helps you set a realistic budget and spot overpriced listings, or suspicious deals that are too cheap to be real.
All prices below are for a private room in a shared house, all-inclusive (rent + gas, water, electricity, internet). Studio apartments start significantly higher.
Jordaan and Oud-West: €800–€1,100+
The Jordaan is Amsterdam's most desirable neighbourhood, canal houses, independent cafes, easy walking distance to Vondelpark and Centrum. Prices reflect that. A 10–14m² room here costs €850–€1,100/month, sometimes more for larger or better-positioned rooms.
Oud-West is immediately east of the Jordaan and has a similar character: lively market streets (Ten Katemarkt, Dappermarkt nearby), green spaces, good cycling connections. Prices: €800–€1,000.
Both neighbourhoods have limited room supply and very high demand. Expect to compete with 20–30 other candidates at every viewing.
De Pijp: €800–€1,050
De Pijp is Amsterdam's "most liveable neighbourhood" according to several surveys, the Albert Cuypmarkt, dense café culture, diverse population, and excellent transport links. It attracts young professionals and has become one of the priciest areas outside Centrum for room renters.
Expect €800–€1,050 for a room in a shared house. De Pijp has strong international community, Engelstalige huishoudens (English-speaking houses) are common here.
Amsterdam Centrum: €850–€1,200+
The tourist heart of Amsterdam, canals, museums, Leidseplein, Rembrandtplein. Renting here means you can cycle everywhere and walk to most landmarks. You pay for that convenience: rooms run €850–€1,200/month.
Practical note: noise can be an issue (especially near entertainment areas), and parking and storage are minimal. Many renters choose to live slightly outside Centrum and cycle in, it's only 10–15 minutes from most surrounding neighbourhoods.
Amsterdam Oost (East): €700–€950
Amsterdam Oost is where you get the best value-to-location ratio in 2026. Neighbourhoods within Oost vary:
- Indische Buurt (near Flevopark): strong community feel, good restaurants, somewhat younger crowd. €700–€900.
- Watergraafsmeer: quieter, more residential, good cycling connections to Centrum and the universities. €650–€850.
- Oostpoort/Wibautstraat area: close to the ring road and public transport, modern mixed-use development. €700–€900.
Oost has seen significant investment over the past decade and is now one of the most popular neighbourhoods for young professionals and recent graduates.
Amsterdam West: €650–€900
West covers several distinct neighbourhoods:
- Bos en Lommer: the most affordable part of West, increasingly popular with young renters priced out of other areas. €600–€800.
- De Baarsjes: between Bos en Lommer and Oud-West, diverse and lively. €700–€900.
- Westerpark area: near the Westergasfabriek cultural venue, popular with creative sector. €750–€950.
West has good cycling connections to Centrum (15–20 minutes) and strong public transport via tram lines 7, 12, and 13.
Amsterdam Zuid (South): €800–€1,050
Amsterdam Zuid covers Oud-Zuid, Apollobuurt, and Rivierenbuurt. Oud-Zuid is very expensive (this is where the Vondelpark, PC Hooftstraat, and museum district are), rooms here are €900–€1,100+. Rivierenbuurt is somewhat more accessible at €750–€950 and has a quiet, residential character popular with families and longer-term residents.
Amsterdam Noord: €500–€750
Noord has undergone a remarkable transformation over the past decade. The free ferry across the IJ (runs 24/7) connects it to Centraal Station in 5 minutes. The area around the NDSM wharf and Buiksloterweg has developed into a creative hub with studios, restaurants, and co-working spaces.
Prices are significantly lower than most other areas: €500–€750 for most rooms. For renters willing to use the ferry, Noord offers excellent value with good connections.
Caveat: some parts of Noord further from the ferry are quite remote. Check cycling time to your regular destinations before committing.
Amsterdam Zuidoost (Southeast): €500–€750
Zuidoost, including the Bijlmer, has the most affordable rooms in Amsterdam. It's home to a large, diverse community and has been steadily improving in infrastructure and amenities. The ArenA/Johan Cruyff Arena area is nearby.
Cycling time to Centrum is significant (30–40 minutes), but metro and train connections are excellent. For students at institutions near Zuidoost (Amsterdam UMC, for example) it can be the most practical option.
Prices: €500–€700 for most rooms, occasionally lower in less-central parts.
Amsterdam Nieuw-West: €550–€800
Nieuw-West is a large, mixed area west of the ring road. Slotervaart, Osdorp, and Geuzenveld are the main sub-areas. It's predominantly residential, less urban in character than central neighbourhoods.
Cycling to Centrum takes 25–35 minutes. Tram and metro connections are reasonable. For renters with a car or who don't need to commute daily to the city centre, the lower prices can make sense: €550–€800 for most rooms.
IJburg: €600–€850
IJburg is an artificial island in the IJmeer, east of Amsterdam. Built entirely since the 1990s, it has a very different character from the rest of Amsterdam, spacious, car-friendly, quiet, and family-oriented.
Prices are reasonable at €600–€850. The tram (line 26) connects to Centraal Station in about 20 minutes. The main draw for many renters is more space for the money and proximity to open water.
What's included in Amsterdam room prices?
Most rooms in shared housing in Amsterdam quote an all-inclusive price. Make sure you know what's included:
- Kale huur (bare rent): excludes utilities, add €100–€200/month for gas, water, electricity, and internet
- Inclusief or all-in: everything included in the quoted price
Always ask before signing. A €700 "all-in" room can be significantly cheaper than a €650 "kale huur" room once you add utilities.
