Amsterdam Oud-West is not a coincidental name. The neighbourhood lies literally west of the city centre, wedged between the Jordaan, Westerpark and Vondelpark. It is a neighbourhood that has transformed over the past two decades from a quiet working-class area into one of Amsterdam's hippest spots, with great coffee shops, local stores and a diverse streetscape.

For renters, Oud-West is attractive for several reasons: the location is central, the area is lively without being overwhelmed by tourists, and there are relatively many residents in the over-30 age bracket. That also makes it a favourite for people looking for a housemate in a calm, tidy environment.

Oud-West is divided into a few recognisable sub-areas. The Helmersbuurt (around the Eerste, Tweede and Derde Helmersstraat) is one of the most coveted parts, wide streets, spacious apartments, and within cycling distance of the Vondelpark. The Kinkerbuurt (around the Kinkerstraat and the Ten Kateplein) is slightly more affordable and has a buzzing retail scene. The Bellamybuurt sits more towards Westerpark and has a slightly quieter character.

Popular spots in the area: Foodhallen on the Bellamyplein, the Bilderdijkstraat with its cafes and restaurants, and the Vondelpark within walking distance. Students from UvA (Roeterseiland) or the Conservatorium are also found here, the neighbourhood is versatile.

What does a room cost in Oud-West in 2026?

Oud-West is more expensive than most other neighbourhoods outside the centre, but cheaper than the Jordaan or De Pijp. For a room of 12 to 18 m squared in a shared house, expect a price between EUR 850 and EUR 1,100 per month. Larger rooms or studios head towards EUR 1,200 to EUR 1,400.

The Dutch "Wet betaalbare huur" (Affordable Rent Act, a 2024 law that caps prices in the regulated rental segment) has affected homes in the lower points segment, but most free-market homes in Oud-West fall outside rent-price protection because of their high points score. Always check the Dutch points system if in doubt about whether your room is overpriced.

Costs for gas, water and electricity are not usually included in rental prices in Oud-West. Reckon on EUR 80 to EUR 150 per month in service charges or utilities for a shared house, depending on the number of housemates.

How accessible is Oud-West?

Oud-West has excellent public transport links. Trams 1, 11 and 17 run through or alongside the neighbourhood. Tram 1 takes you via Leidseplein and Stadsplein directly to Centraal Station. The Vondelpark and Museumplein are also reachable on foot or by bike.

A car is rarely needed in Oud-West and is also impractical: parking costs money and permit holders are not guaranteed a fixed spot. Almost all residents cycle or take the tram.

For the universities: UvA Roeterseiland is 15 minutes by bike, VU Amsterdam is slightly further (20 to 25 minutes) but easily reached by tram 1 towards RAI and then metro. The HvA Fraijlemaborg location is also reachable within 20 minutes.

How do you find a room in Oud-West?

Competition in Oud-West is fierce. Rooms disappear quickly from platforms like Huismaatje, Kamernet and Facebook. A few strategies that work:

  • Respond fast. Don't wait until the next morning. If you see a suitable room, respond directly with a personal message.
  • Prepare for "hospiteren". Many homes in Oud-West are inhabited by people who prefer to choose a new housemate via a "hospiteeravond" (a casting-style viewing night where existing housemates pick the new arrival together) rather than drawing a number. Come prepared.
  • Activate your network. Ask friends, fellow students or colleagues if they know of any available rooms. In Oud-West, many homes get rented out through word of mouth.
  • Also check neighbourhood groups. Facebook groups like "Amsterdam Housing" and Nextdoor groups for Oud-West sometimes contain offers that don't appear on the big platforms.

Does Oud-West suit you as a renter?

Oud-West is a neighbourhood that suits people who value city life but also appreciate calm. It is not a nightlife area (for that you should head to Leidseplein or Rembrandtplein), but a place where you can live well.

Younger students (first-years) sometimes find Oud-West a bit pricey and quiet. Anyone just starting their studies looking for a social environment may look more towards Amsterdam-Oost or Oud-Noord first. But for those who are a year or two further along, with a bit more budget, looking for a pleasant long-term home, Oud-West is excellent.

Note: the neighbourhood has very few social housing units accessible through the free market. Anyone waiting for a housing-corporation home will need an average registration time of 10 to 12 years. The free rental market is the only realistic short-term route here.
