Pararius is one of the best-known Dutch rental platforms, but it has a specific focus that does not suit everyone. This article explains when Pararius is and is not the right choice, and which alternatives you should use when looking for a room. Our central guide on renting a room in Amsterdam covers the full landscape.

What is Pararius and who is it for?

Pararius is a rental platform that works primarily with professional real-estate agents and larger landlords. The inventory consists mostly of:

  • Self-contained apartments (50 m² and larger)
  • Single-family homes
  • Studios (sometimes)

What Pararius has little of:

  • Rooms in shared housing (student rooms)
  • Non-independent living space
  • Lodger rooms in owner-occupied homes

This is a deliberate choice by Pararius: it aims at the more professional, higher-end rental market. The average rent on Pararius is higher than on Kamernet or Huismaatje.

Pararius is therefore NOT the right platform if you are looking for a room in a shared house. Chances are you will find few relevant results there.

Which alternatives exist for rooms?

Huismaatje (huismaatje.nl)

Free and focused on rooms in shared housing in Amsterdam and beyond. Strong if you also want attention to the match with future housemates. Ideal for the Amsterdam market, with the lodger flow included by default. Direct contact between seeker and lodger or housemates without a middleman.

Kamernet

The largest platform for rooms in the Netherlands. Paid model (around 18 to 25 euros per month) but with the largest inventory of shared housing and student rooms. The closest comparison to what Pararius does, but for rooms.

HousingAnywhere

Aimed at international students and expats. Has supply of both rooms and small apartments. Secure payment structure, but more expensive than the average market price. Best when arriving from abroad and needing payment-up-front certainty.

Facebook groups

"Amsterdam Housing" and similar groups per city. Fast, free, but less filtered and a higher chance of fraudulent listings. Worth scanning but always meet in person before transferring any money.

Woningnet

For social housing (housing association homes). Long wait but cheap. Also has rooms and smaller homes in the inventory. The standard route for income-restricted seekers willing to wait years for a spot.

Funda Huur

The rental side of Funda, the well-known Dutch real-estate site. Comparable inventory to Pararius (self-contained apartments and houses), little supply of rooms. Use as second source alongside Pararius for apartments.

When do you use Pararius?

Pararius is useful if you:

  • Are looking for a full apartment or studio (>30 m²)
  • Have a higher budget (1,200 to 2,000+ euros per month)
  • Do not want to live in shared housing anymore
  • Want a professional landlord or real-estate agent as your point of contact

For starters and students Pararius is rarely relevant. For people growing into their first own apartment it is one of the better platforms.

How do you combine platforms cleverly?

Use multiple platforms at the same time:

  • Room search: Huismaatje + Kamernet + Facebook
  • Studio / apartment search: Pararius + Funda Huur + Kamernet
  • International: HousingAnywhere + Pararius
  • Long-term affordable: Woningnet + Huismaatje for short-term while waiting

The combination of free (Huismaatje, Facebook) and paid (Kamernet) gives the most coverage. Many seekers underestimate how much faster the search goes when they use 3 to 4 platforms in parallel instead of relying on one.

How does Pararius compare on cost?

Pararius itself is free for tenants to search and respond. Landlords and real-estate agents pay to advertise. So the cost is built into the rent: an apartment on Pararius typically sits 10 to 20 percent above the same apartment offered directly by an owner.

For rooms the cost picture is different across platforms:

  • Huismaatje: free for both sides
  • Facebook groups: free, but time-intensive to filter scams
  • Kamernet: paid (18 to 25 euros / month for tenants)
  • HousingAnywhere: free to search, deposit and first month flow through their platform
  • Pararius: free for tenants, but rooms are scarce
  • Woningnet: low one-off registration fee plus annual subscription

Frequently asked questions

Does Pararius also have rooms?

Sometimes, but the supply is limited. Pararius focuses on professionally let self-contained homes. For rooms in shared housing Kamernet or Huismaatje is better.

Is Pararius free for tenants?

Yes, for tenants it is free to search and respond. Landlords and real-estate agents pay to advertise. This means the rent on Pararius is on average slightly higher because the cost is included in the asking rent.

Which platform is better: Pararius or Kamernet?

It depends on what you are looking for. Pararius for apartments, Kamernet for rooms. They serve different market segments. A serious search uses both when relevant.

Are there alternatives to Pararius for full apartments?

Yes: Funda Huur (part of Funda), Rentslam (aggregator), HousingAnywhere for expats. Funda Huur has comparable supply to Pararius. Use Rentslam if you want to monitor multiple platforms at once.

Should I as a student check Pararius?

Only if you are looking for a studio and have a wider budget. For students who want a room or shared house, Pararius is rarely relevant. Use Huismaatje as a starting point and add Kamernet as a paid second source.

What is the safest platform to avoid scams?

Huismaatje and HousingAnywhere both verify listings and identities. Facebook groups are the highest risk for scams. As a rule: never transfer money before having seen the room in person (or through video call you set up, not one sent by the advertiser).
