Renting a Room in Amsterdam Zuid: Refined, Quiet and Pricey
Guide to renting a room in Amsterdam Zuid: Zuidas, Rivierenbuurt, Museumkwartier and Buitenveldert. Rents, atmosphere and tips for international renters.


Amsterdam Zuid is the polished side of the city. Museumplein, part of the Vondelpark, the Zuidas business district, and broad lanes lined with stately townhouses. It is the area where many expats, professionals, and well-off families live. For room-seekers, that means: high prices, well-kept rooms, but a quieter atmosphere than in other parts of town.
For international renters, Zuid is often the first neighbourhood that comes up, partly because expat employers (banks, law firms, consultancies) are clustered around the Zuidas, and partly because letting agents tend to direct internationals here. That can be a good fit if you value quiet and quality, but it is worth knowing that you pay a premium for the brand of the area.
Sub-areas in Zuid
Museumkwartier
The area around the Rijksmuseum, Van Gogh Museum, and Stedelijk. Refined, touristy, and very expensive. Rooms are rare here, and prices are comparable to Centrum. The streets around the museums are some of the most photogenic in the city, but they are also crowded with tour groups during the day.
Rivierenbuurt
Named after the streets that carry the names of Dutch rivers (Amsteldijk, Maasstraat, Rijnstraat). It is a residential area with broad streets and beautiful 1920s and 1930s architecture (the so-called "Amsterdam School" style). Slightly more affordable than the Museumkwartier. The Rivierenbuurt has more of a real-neighbourhood feel: local bakers, schools, and small parks. It borders the Amstel river and the Beatrixpark.
De Zuidas
Amsterdam's main business district. Lots of new high-rise, offices, and expensive apartments. It is functional but lacks neighbourhood feel. Good for people who work on the Zuidas itself, but the area can feel deserted in the evenings and on weekends. Most rentals here are short-stay or company-let apartments rather than rooms in shared houses.
Buitenveldert
Roomier, greener, more of a suburban area. A lot of post-war buildings, a large shopping centre (Gelderlandplein), and the VU University campus. Slightly more affordable than the rest of Zuid. Buitenveldert borders the Amsterdamse Bos, a forest park larger than New York's Central Park, which is a strong selling point for anyone who likes outdoor sports.
Apollobuurt and Stadionbuurt
Often grouped with Zuid but worth mentioning separately. Quiet streets, family homes, the Olympic Stadium, and the Beethovenstraat shopping street. Rooms here are scarce because most homes are owner-occupied, but when they appear they are usually well-maintained.

- Museumkwartier: 700 - 1000 euros
- Rivierenbuurt: 600 - 850 euros
- Zuidas / new builds: 650 - 900 euros
- Buitenveldert: 550 - 750 euros

Who is Zuid suitable for?
Zuid suits you if you:
- Work on the Zuidas or study at VU University
- Like a clean, quiet living environment
- Are willing to pay more for quality
- Care less about nightlife in your immediate neighbourhood
Zuid suits you less if you:
- Are looking for a buzzing, young area
- Have a tight budget
- Want to live close to bars and clubs
Transport
- Noord/Zuidlijn metro (stations Zuid, RAI, Europaplein)
- Multiple tram lines (2, 5, 12, 24)
- Amsterdam Zuid station (national rail, Schiphol Airport in 10 minutes)
- RAI station
Connections from Zuid are excellent. The Noord/Zuidlijn metro reaches Centrum in 10 minutes. Schiphol Airport is reachable in about 10 minutes by direct train from Amsterdam Zuid station, which is a real advantage if you fly often. International intercity trains (Thalys, Eurostar) also stop at Amsterdam Zuid.
By bike, Centrum is 15-20 minutes from most parts of Zuid. The bike route along the Amsteldijk into the city is one of the most pleasant rides in Amsterdam.
Practical points for international renters
A few things worth knowing if you are moving from abroad:
- BRP registration: Once you start renting, you have five days to register at your address with the local municipality (the BRP, Basisregistratie Personen, is the Dutch population register). Without registration you cannot get a BSN (the Dutch citizen service number, which you need for a Dutch bank account, a job, and health insurance). Make sure your landlord allows registration before signing, some do not, and that is a serious problem.
- Furnished vs unfurnished: "Unfurnished" in Dutch listings can mean truly empty (no floor, no curtains, sometimes no kitchen). "Gestoffeerd" means floors and curtains included. "Gemeubileerd" means fully furnished. Check carefully.
- Service costs: Many Zuid listings show a base rent plus separate service costs. Ask for the full all-in number before committing.
- Income requirements: Many landlords in Zuid require a gross monthly income of three to four times the rent. For students this is often impossible, which is why a guarantor (a parent or employer) is sometimes accepted.

Zuid is mainly aimed at professionals and expats. Students at VU University or interns on the Zuidas sometimes choose Buitenveldert because it is close to campus. But for a typical student vibe, Oost, West, or Noord are far better suited and cheaper.
How is public transport from Amsterdam Zuid to the city centre?
Excellent. The Noord/Zuidlijn metro reaches Amsterdam Centraal in 10 minutes from Station Zuid. RAI station also has intercity train connections. From Buitenveldert you have several tram lines and Lelylaan station for fast connections.
Are rooms in Amsterdam Zuid usually furnished or unfurnished?
In the more expensive segments such as Museumkwartier and Zuidas, furnished rooms and apartments are relatively common, partly because the expat market often needs short-term accommodation. In Rivierenbuurt and Buitenveldert, unfurnished rooms in shared houses are more typical.
Are there affordable student housing options in Amsterdam Zuid?
Buitenveldert has dedicated student housing through DUWO and De Key (the two main student-housing providers in Amsterdam), mainly around the VU campus. Prices are lower than the open market, but waiting lists can be long. Sign up as soon as you know you will study at VU.
Why are some buildings in Amsterdam Zuid impressive from the outside but disappointing inside?
Many townhouses and villas in Amsterdam Zuid have been split into multiple apartments or rooms, where the original grandeur of the building is not always reflected in the individual spaces. The shared hallways may look beautiful, but the rooms themselves can be small and dark. Always view in person before signing.
